<br />City of Arden Hills <br />City Council Meeting for May 26, 2020 <br />P:\Planning\Planning Cases\2020\20-008 3244 Sandeen Road Variance\CC Packet <br /> <br />Page 1 of 6 <br />NEW BUSINESS – 10A <br /> MEMORANDUM <br /> <br />DATE: May 26th, 2020 <br />TO: Honorable Mayor and City Councilmembers <br /> Dave Perrault, City Administrator <br /> <br />FROM: Joe Hartmann, Associate Planner <br /> Mike Mrosla, Community Development Manager/City Planner <br /> <br />SUBJECT: Planning Case #20-008 <br /> Applicant: Richard Priore <br /> Property Location: 3244 Sandeen Road <br /> Request: Variance <br /> <br />Budgeted Amount: Actual Amount: Funding Source: <br /> N/A N/A N/A <br /> <br /> <br /> <br />Council Should Consider the Following <br /> <br />Motion to adopt Resolution 2020-022 approving Planning Case 20-008 for a variance at 3244 <br />Sandeen Road (“Subject Property”), based on the findings of fact and the submitted plans in the <br />May 26, 2020 Report to the City Council. <br /> <br />Background <br /> <br />Richard Priore (“Applicant”) is requesting flexibility with the floor area ratio requirement (FAR) <br />to build a house with a FAR of 0.34. The maximum FAR allowed under City ordinance for <br />properties in the Subject Property’s district is 0.30. <br /> <br />The Subject Property is zoned R-2, Single and Two Family Residential District and is guided as <br />Low Density Residential in the 2040 Comprehensive Plan. The Subject Property is currently a <br />vacant lot on Lake Johanna. The former owners demolished the existing house on 3244 Sandeen <br />Road prior to selling the property to the current owner. The current owners previously received <br />approval to build a single family home with a 30 foot front setback. At its January 27, 2020 <br />meeting, the City Council approved a 10 foot front yard setback variance for the subject property. <br />
