<br />City of Arden Hills <br />City Council Meeting for May 26, 2020 <br />P:\Planning\Planning Cases\2020\20-008 3244 Sandeen Road Variance\CC Packet <br /> <br />Page 2 of 6 <br />The Subject Property is a legal non-conforming lot as it is 50 feet in width and has a gross lot area <br />of 9,900 square feet. The R2 district standards require a minimum lot width of 85 feet and 11,000 <br />square feet. In addition, a bluff is located on the Lake Johanna side of the Subject Property that <br />further restricts the buildable area on the parcel. The proposed variance will not impact any setback <br />requirements and the property will otherwise conform to all of the provisions for the R-2 district. <br /> <br />Plan Evaluation <br /> <br />According to the Applicant, the proposed house could be built through the building permit process <br />without a variance. The proposed home has been designed in such a way that it can capture an <br />additional 396 square feet that the Applicant requests without changing the appearance of the home <br />from the exterior. The proposed home would be built into the existing hillside outside of the bluff <br />impact zone. The Applicants are requesting to incorporate additional livable space above the <br />proposed garage and in the basement. The image below illustrates where the proposed additional <br />living space would be located inside the dwelling. The proposed spaces would be otherwise used <br />for storage and would meet applicable building codes to not be included within the FAR <br />Calculation. <br /> <br />
