Attachment G <br /> �- IQEN HILLS <br /> MEMORANDUM <br /> DATE: May 27, 2020 <br /> TO: Mike Mrosla, Community Development Manager/City Planner <br /> FROM: Todd Blomstrom, Public Works Director/City Engineer <br /> David Swearingen, Assistant City Engineer EIT <br /> SUBJECT: 2 Pine Tree North Preliminary Plat <br /> This memorandum summarizes engineering review comments for the preliminary plat of 2 Pine <br /> Tree North as submitted by Sunde Land Surveying on May 27, 2020. This review is primarily <br /> associated with the proposed preliminary plat. Additional review comments are provided for the <br /> Utility Plan, Paving and Geometric Plan, and Grading Plan prepared by BKBM Engineers dated <br /> May 15, 2020. A more thorough technical review of the site development plans will be prepared <br /> after specific land uses are proposed for the lots within the proposed subdivision. <br /> Preliminary Plat <br /> 1. A 20-ft wide public drainage and utility easement shall be added to the plat extending <br /> along the north lot line for Lot 1, Block 1 and along the north lot line for Outlot A. <br /> 2. A 20-ft wide public drainage and utility easement shall be added to the plat extending <br /> along the south lot line for Lot 3, Block 1 between the east right-of-way line at the <br /> terminus of Dunlap Street and the southwest corner of Lot 1. <br /> 3. A 10-ft wide public drainage and utility easement shall be added to the plat extending <br /> along the north lot line for Lot 3, Block 1 between Outlot A and the west lot line for Lot 3. <br /> Streets and Traffic <br /> 1. The private driveway entrance to the Anderson Center is proposed to be realigned as part <br /> of the proposed plat and site development. The realigned driveway shall remain a private <br /> street. The south curb line at the connection of the private street at Pine Tree Drive shall <br /> align with the south curb line of the driveway connection on the east side of Pine Tree <br /> Drive to the extent possible. <br /> 2. The private driveway shall be constructed with B618 curb in accordance with City design <br /> standards. <br /> 3.
