-iIZEN HILLS <br /> 4. A 6-ft wide sidewalk shall be constructed along the west side of Pine Tree Drive from <br /> Outlot A to the north boundary of "Exception Parcel U upon development of Lot 2 or <br /> relocation of the private driveway. <br /> 5. A 6-ft wide sidewalk shall be constructed along the realigned section of the private <br /> driveway extending from Pine Tree Drive to Lot 3. <br /> 6. A private access agreement and maintenance agreement shall be provided for the private <br /> drive located within Outlot A as part of the development agreement. <br /> 7. Commercial type concrete driveway entrances must meet City engineering design <br /> standards of 8-inch thickness. <br /> Water, Sanitary Sewer and Drainage Utilities <br /> 1. Proposed extensions of water main and sanitary sewer constructed within Lot 1, Lot 2 and <br /> Outlot A shall be private utility services. Public utility easements will not be required <br /> over private water and sanitary sewer utilities within the site. The development agreement <br /> shall include private access easements over these utilities to the benefit of the three lots. <br /> 2. The water distribution system layout serving Lots 1 and 2 shall be subject to additional <br /> review by City staff and analysis of available fire flow capacity based on the City's water <br /> distribution system model and field measurements. <br /> 3. A detailed work plan will be required prior to the City authorizing connection to the 16" <br /> diameter water main within Pine Tree Drive due to the critical function of this water main. <br /> 4. The applicant shall conduct additional engineering analysis of the existing sanitary sewer <br /> along the east side of Pine Tree Drive to verify that the invert elevation will allow for <br /> gravity service to Lot 2. <br /> 5. Additional engineering review of proposed water main, sanitary sewer, and drainage <br /> infrastructure will be conducted upon designation of specific land uses for Lots 1 and 2. <br /> 6. A storm water maintenance agreement will be required for proposed storm water basins <br /> and improvements within Lots 1 and 2 as part of the development agreement. <br /> 7. Storm water drainage calculations shall be submitted to City engineering for review upon <br /> designating proposed improvements on Lots 1 and 2. <br /> 8. Development of Lot 1 and Lot 2 shall be subject to all Water Connection Fees, Water <br /> Availability Fees, Sewer Connection Fees, and Sewer Availability Fees as designated in <br /> the City of Arden Hills Fee Schedule, as well as Metropolitan Council SAC charges. <br /> Anticipated Permit Requirements <br /> 1. A Grading and Erosion Control Permit from the City of Arden Hills will be required due <br /> to land disturbance exceeding 2,500 square feet. <br /> 2. A Sewer Permit is required before modification to the existing sanitary sewer structure. <br /> 3.
