It is important to note that the current platting process is not associated with any specific <br /> development on the site. However, the Lake Johanna Fire Department is in the due diligence <br /> process to acquire the lot adjacent to Pine Tree Drive for a future fire station. This application only <br /> pertains to Bethel's request to divide the land and not future development projects. <br /> Plan Evaluation <br /> Chapter 11, Subdivision Regulations Review <br /> 1. Minimum Subdivision Design Standards—Section 1130 <br /> A. Lots <br /> The proposed plat would create three (3) lots and one (1) outlot. The table below shows the <br /> proposed lot sizes and existing uses. <br /> Proposed Lots Total Acres Use <br /> Lot 1 6.399 Vacant <br /> Lot 2 3.703 Vacant <br /> Lot 3 31.963 Developed <br /> Outlot A 3.703 Proposed utilities and access drive <br /> B. Street Plan and Streets <br /> No new public or private streets are planned for the site. The existing access drive located on Pine <br /> Tree Drive will be relocated approximately 160 feet to the north from its existing location to better <br /> align with the existing bank access on the east side of the street. The proposed relocated driveway <br /> is shown as Outlot A on the Preliminary/Final Plat. The drive will remain privately maintained. <br /> C. Easements <br /> Per the conditions of approval, the Applicant shall add three (3) public drainage and utility <br /> easements. The need for additional for drainage, utility, and other public easements will be <br /> determined at the time Lot 1 and Lot 2 are developed. <br /> D.Required Improvements <br /> All other required improvements, including sewer, water, utilities, and driveway connections to <br /> Pine Tree Drive will be constructed in accordance with the City's Subdivision Code. As a <br /> condition of approval, the Applicant shall construct a sidewalk with a minimum of width of five <br /> (5) feet adjacent to the access drive to provide pedestrian access to lot three (3). In addition, a <br /> sidewalk or trail shall be extended along Pine Tree Drive when Lot 2 develops. <br /> E. Park Dedication (1130.08) <br /> Park dedication is not required as part of the current platting process as the final uses are not <br /> included with this approval. Park dedication requirements for the Lots 1 and 2 will be determined <br /> at the time of future development and memorialized in a development agreement. <br /> F. Private On-Site Trails and Buffer Area <br /> The subject property has numerous trails throughout the property.
