All building areas should be located outside the natural feature and a <br /> minimum of two feet above the 100-year flood elevation. The drainage plan provided by the <br /> Applicant meets ordinance standards. <br /> City Code Section 1]30.08 Park Dedication <br /> The Subdivision Code requires the developer of a subdivision to dedicate a reasonable percentage <br /> of the tract to be developed into a public space. Section 1130.08 Subd. 2 of the Subdivision <br /> Ordinance indicates that for a subdivision resulting in new dwelling units with a density less than <br /> 2.5 units per acre, the applicant would be required to dedicate ten (10) percent of the buildable <br /> land area in the subdivision or pay a park development fee of$6,500 per residential unit. Ten(10) <br /> percent of the development would be approximately 0.31 acres,however,the site does not provide <br /> for a feasible public park area. A recommended condition of approval requires the developer to <br /> pay a park development fee of$6,500 per unit, for a total fee of$26,000. This fee would be paid <br /> prior to release of the final plat.
