Arden Hills City Hall Mechanical Assessment 22020 <br /> <br />9 | Page <br /> <br />Only one hot water unit heater was observed, in the Basement mechanical room. The unit was in poor <br />condition with a dirty coil and rust beginning to form on the exterior. The unit was running at the time <br />of the site observation indicating some issue with the controls. Given the condition, the unit heater is at <br />the end of its expected life. <br /> <br />Several segments of hot water fin tube radiation were observed. All appeared to be in good condition <br />with ample life remaining. <br />CConclusions and General Recommendations <br />1. The water heater is at the end of its expected life and should be replaced. <br />2. The boilers are near the end of their expected life and should be replaced, especially given the <br />recent increase in maintenance & repairs required. The heating water pumps should also be <br />replaced as (1) is near the end of its expected life. <br />3. The air-cooled condensing units are near the end of their expected life and should be replaced, <br />especially given the recent increase in maintenance & repairs required. <br />4. The existing air handling units were generally in good condition with some expected life <br />remaining. The cooling coils & refrigerant piping should be replaced if the condensing units are <br />replaced since the new units would be running on a different refrigerant. <br />5. The general ventilation fans, VAV boxes, cabinet unit heaters & fin tube were all in good <br />condition with some expected life remaining. <br />6. The unit heater in the mechanical room is at the end of its expected life and should be replaced. <br />7. The damaged lining in the return duct for AHU-3 should be replaced.
