The subject property includes an existing <br />single-family detached dwelling that was built in 1946 and an accessory structure. The existing <br />dwelling is connected to City utilities. The future dwelling on Parcel B would also be required to <br />connect to City sewer and water lines as well as install an approved driveway access as shown <br />below on Shoreline Lane. <br /> <br /> <br />Plan Evaluation <br /> <br />1. Chapter 11, Subdivision Ordinance Review <br /> <br />Section 1150.04 – Division or Consolidation of Platted Lots of Record <br />The owner of the platted lot to be so divided needs to file a registered land survey of the <br />lot(s) to be divided. The parcels resulting from the division cannot have an area, dimensions <br />or setbacks which are less than the minimum requirements specified for the zoning district in <br />which the parcels or tracts are located in the zoning ordinance. <br /> <br />The Planning Commission should determine if the proposed division will be detrimental to <br />the public welfare or injurious to adjacent tracts in the area in which the subdivision tract is <br />located. In order to approve the request, proposed division must conform to the requirements <br />of the City Code. <br /> <br />Section 1130.08 – Public Use Dedications <br />The Subdivision Ordinance requires developers of subdivisions to dedicate to the public a <br />reasonable percentage of the tract to be developed. Section 1130.08 Subd. 3 of the Subdivision <br />Ordinance indicates that for a subdivision that results in new dwelling units of less than two and a <br />half (2.5) units per acre, the Applicant shall dedicate ten (10) percent of the buildable land area in <br />the subdivision or pay a park development fee of $6,500 per residential unit.
