As a condition <br />of approval, the applicant shall pay a park development fee of $6,500 for the proposed single- <br />family residential lot B. This fee would only be applied to the proposed Parcel B. <br /> <br /> <br />2. Chapter 13, Zoning Code Review <br /> <br />Lot Size and Dimensions <br />The minimum lot area in the R-2 District is 11,000 square feet. The minimum lot width is 85 feet <br />and the minimum depth is 120 feet. The proposed Parcels A and B would meet the minimum <br />requirements for the R-1 District. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Structure Setbacks <br />The existing dwelling on Parcel A currently meets the R-2 District setback requirements and would <br />continue to meet these requirements with the proposed subdivision. Building plans have not been <br />submitted for Parcel B at this time, but based on the potential building pad shown for this parcel a <br />dwelling could be constructed to meet the setback requirements. Setbacks will be verified at the <br />time a building permit is submitted for Parcel B. <br /> <br />Lot Coverage <br />The maximum structure coverage permitted in the R-2 District is 25 percent of the lot area. The <br />minimum landscape lot area is 65 percent. The proposed Parcel A would meet the structure and <br />landscape coverage requirements. Lot coverage for Parcel B would be verified at the time a <br />building permit is submitted, however, based on the potential building pad for the parcel it appears <br />that structure and landscape coverage requirements could be met. <br /> <br />Driveway and Residential Accesses <br />Each property in the subdivision is entitled to exactly one access to a public street.
