Chapter 11, Subdivisions <br />Preliminary and Final Plat <br />A plat is required to create new parcels of land or to adjust the boundary between two parcels. A <br />Preliminary Plat is a map, drawing or chart indicating the proposed layout of the subdivision. The <br />purpose is to provide graphic information indicating the proposed property boundaries, easements, <br />land use, streets, utilities, drainage, and other information required to evaluate a proposed <br />development. A Final Plat is the final map, drawing or chart indicating the final layout for City <br />approval. The Final Plat includes the detailed survey description for each lot in the plat plus notes <br />and dedication, recording and approval statements. The Final Plat is the “recorded document” <br />submitted to the county register and must conform to all state laws. <br />A. Lots <br />The Applicant is proposing to re-plat the Subject Property. As shown in the image below, the <br />existing land from Lot 2 adjacent to Gateway Boulevard is proposed to transferto Lot 1 the Subject <br />Property. <br />Proposed Lots Total Acres Use <br />Lot 1 21.94 Development Parcel <br />Lot 2 3.87 Access drive serving Lot 1 and future <br />development on Lot 2 <br />B. Easements and Right of Way <br />The Subject Parcel requires several easements as part of this proposal. The Subject Property is <br />encumbered by existing sightline easements with Clear Channel for two (2) billboards and an <br />overhead power line easement. In addition, the site has existing wetlands located adjacent to 35W <br />and 694 that require drainage and utility easements be placed over the wetlands.
