Planting Islands – Meets Requirements <br />The Applicant is proposing a parking area located on the north side of the proposed building. The <br />parking field has a large landscaping island in the middle. In front of proposed building is a single <br />parking lot in that wraps around the west side of the proposed building. There will not be multiple <br />rows or large expanses of parking as there will be multiple landscaped bump outs breaking up the <br />parking field. The perennial and shrub planting beds will separate the building from the parking <br />areas. The loading field will have a stormwater retention pond in the middle. The pond will be <br />seeded with appropriate seed mix for ponds and additional landscaping. <br />C. Lighting – Meets Requirements <br />The Applicant has submitted a lighting plan that identifies pole heights and lumen levels at the <br />property lines. Other than wash or architectural lighting, attached security lighting shall be <br />shoebox style and downward directed with flush lenses. The Applicant is proposing to use LED <br />lighting to illuminate the parking areas. As a condition of approval, all lighting shall be downward <br />directed shoebox style with flush lenses. <br />D. Screening – Meets Requirements <br />Screening for fences, walls, landscaping, and berms including materials with construction details <br />that shall match or complement the construction of the principle building. The Site Plan submitted <br />by the Applicant depicts significant landscaping along Gateway Boulevard which will assist in <br />screening the loading area and docks from the view of the public. The Applicant is stating that <br />landscaping will achieve 60 percent opacity at year round at maturity. Rooftop mechanical <br />equipment is to be screened so as to completely obscure the equipment for view. Any future <br />outdoor trash and waste storage facilities would need to be screened per City Code. <br />E. Trees along Street Frontage – Meets Requirements <br />A minimum of one tree shall be provided along the right of way for every 50 feet of public street <br />frontage. The proposed frontage on Gateway Boulevard is 1,484 feet and requires 30 trees. The <br />Applicant is proposing to plant 71 trees along the right of way adjacent to Gateway Boulevard <br />area. <br />F. Minimum Caliper Inches – Flexibility Requested <br />Tree mitigation is not required as the current site has no trees deemed significant per City Code. <br />The Zoning Code requires that a minimum number of caliper inches of trees be provided based on <br />the gross square footage of the building on the property. A single story building in excess of thirty <br />(30) feet in height shall be considered a two-story building for the purposes of determining gross <br />square footage. The proposed building would be considered a two-stories, and includes 499,552 <br />gross square feet. This requires a minimum of 1,561 caliper inches or 624 two (2) caliper trees. <br />The proposed site is limited to where trees can be planted onsite due the wetlands and overhead <br />power lines. In response the Applicant is proposing 310 caliper inches or 110 trees. <br />G. Tree Selection – Meets Requirements <br />The proposed landscape plan includes a variety of tree species, including maples, oaks and <br />evergreens, ranging in size from two and half (2.5) to six (6) caliper inches. This is consistent with <br />ordinance requirements. The Applicant is proposing to plant six (6) to twelve (12) foot tall <br />evergreens. <br />H. Landscaped Area and Perennials and Shrubberies – Flexibility Requested
