____________________________________________________________________________________________
City of Arden Hills
Planning Commission Meeting for September 9, 2020
P:\Planning\Planning Cases\2020\20-010 4200 Round Lake Road PP/FP/CUP/PUD\PC Packets
Page 7 of 13
The Zoning Code has access/driveway width standards for streets classified as minor and collector
streets. However, Gateway Boulevard is classified as neither a minor or collector roadway and
instead it is identified as a municipal state aid street. The Public Works Director/City Engineer has
reviewed the proposed accesses and determined they are sufficiently sized for the proposed use.
The Applicant has provided a semi-trailer turning exhibit showing that the vehicles can access and
maneuver appropriately in the proposed loading area.
The Applicant is proposing that building would be a maximum of 85 percent warehouse and a
minimum of 15 percent office. Per City Code, Business & Professional Office uses must provide
one (1) parking space for each 250 sq. ft. of gross floor area. The proposed office floor area is
37,500 square feet and that would require 150 parking stalls. Other Business and Industry uses
would need to provide one (1) for each employee on shift plus one (1) for each vehicle used in
conducting the business or one (1) for each 1,000 sq. ft. of floor area, whichever is greater. The
Applicant is proposing a floor area of 212,500 square feet and would require 212 parking stalls.
The Site Plan depicts 364 parking spaces and the proposed uses require 362 stalls. In the event
additional parking is required to meet the demands of the future tenant the Applicant is proposing
230 proof of parking stalls located in the northwest sections of the site as shown below. This
would bring the total parking onsite to 593 parking stalls. If the proof of parking stalls are needed
the Applicant will need to construct an underground retention area in the same area to replace the
existing stormwater pond.
