25. PARK DEDICATION. Park dedication required for Lots 1 and 2 will be determined by <br /> the City at the time of future development and will be memorialized in development agreements for those <br /> lots. <br /> 26. LANDSCAPING. Not Applicable. <br /> 27. TREE PRESERVATION. Not Applicable. <br /> 28. SPECIAL PROVISIONS. The following special provisions shall apply to the <br /> development: <br /> A. Implementation of the recommendations listed in City Council approval on the <br /> 22 d Day of June,2020. <br /> B. Implementation of all items and recommendations identified in the May 27,2020 <br /> Engineering Division memorandum. <br /> C. Developer shall have prepared,in accordance with the City standards,and provide <br /> to City staff for review prior to the development of Lot 1 and Lot 2,a traffic impact analysis. <br /> D. The Developer shall post a$4,500 security for the final placement of interior <br /> subdivision survey monuments at property corners and the placement of all monument. The security will be <br /> held by the City until the Developer's land surveyor certifies that all survey monuments have been set. <br /> E. The Developer shall pay the cost for the preparation of record construction <br /> drawings and City base map upgrading by the City Engineer as part of the Administrative/Engineering Fee. <br /> F. The Developer is required to submit the final plat in electronic format. The <br /> electronic format shall be Auto CAD file. <br /> G. The Developer must obtain a sign permit from the City prior to installation of any <br /> signs for the development. <br /> H. As a condition of approval,the Developer will add three (3)public drainage and <br /> utility easements,which public easements will be determined by the City at the time Lot 1 and Lot 2 are <br /> developed. <br /> 9 <br /> 211449v2 <br />
