The Subject Property has since been vacant <br />with wetlands located adjacent to Interstates (“35W and 694”). <br /> <br />The Applicant is proposing to construct a 250,000 square foot office and warehouse facility on the <br />site. The site is highly visible from 694 and 35W. Separate access points to the site will be <br />provided via Gateway Boulevard for employee parking and deliveries. The Applicant’s proposal <br />includes office space, warehousing, and ground level unloading access with 38 dock doors located <br />on the north side of the building. The site proposal includes at-grade office parking lots located on <br />the south side of the building. <br /> <br />Plan Evaluation <br />A PUD proposal shall identify any requested modifications from the applicable zoning <br />requirements as well as the reasons why the modifications would be in the public interest and <br />would be consistent with the purpose of the GB District. Modifications to these requirements may <br />be granted by the City without a variance through the PUD process. A full evaluation of the <br />proposal was presented to the Planning Commission on September 9, 2020. The memo to the <br />Planning Commission on this case is provided in Attachment D. Draft minutes from the meeting <br />are included in Attachment E. <br />1. Chapter 11, Subdivisions <br />A. Preliminary and Final Plat <br />The Applicant is proposing to re-plat the Subject Property. As shown in the image below, the <br />existing land from Lot 2 adjacent to Gateway Boulevard is proposed to transfer to Lot 1 of the <br />Subject Property. <br />
