Parking and Site Operations – Meets Requirements <br />The proposed Site Plan shows three (3) accesses onto Gateway Boulevard. The proposed accesses <br />can be classified as employee and loading driveway accesses. The employee accesses shown are <br />24 feet wide and the loading driveway access is 35.6 feet wide. The loading access will provide <br />access to the 38 dock doors located on the north side of the building. The eastern employee access <br />is located on Lot 2. This proposed access will be a shared access driveway for both Lot 1 and Lot <br />2 when it develops. This will require a cross access and maintenance agreement between the two <br />parcels which will be further addressed in the Development Agreement related to the Project. <br /> <br />The Zoning Code has access/driveway width standards for streets classified as minor and collector <br />streets. However, Gateway Boulevard is classified as neither a minor or collector roadway and <br />instead it is identified as a municipal state aid street. The Public Works Director/City Engineer has <br />reviewed the proposed accesses and determined they are sufficiently sized for the proposed use. <br />The Applicant has provided a semi-trailer turning exhibit showing that the vehicles can access and <br />maneuver appropriately in the proposed loading area. <br /> <br />The Applicant is proposing that building would be a maximum of 85 percent warehouse and a <br />minimum of 15 percent office. Per City Code, Business & Professional Office uses must provide <br />one (1) parking space for each 250 sq. ft. of gross floor area. The proposed office floor area is <br />37,500 square feet and that would require 150 parking stalls. Other Business and Industry uses
