General District Provisions <br />A. Aesthetics - Flexibility Requested <br />The GB district requires materials and colors selected for any individual building shall be <br />compatible with other buildings in the GB District. The Applicant is proposing to use a color <br />palette similar to the existing buildings on Gateway Boulevard. <br /> <br />In addition, the GB district requires the exterior materials be a mixture of brick, stone, glass or any <br />combination thereof, except trim and accessories may be metal. The Applicant is requesting <br />flexibility in exterior building materials is requested to better complement the surrounding <br />architecture found on Round Lake Road and Gateway Boulevard. The Applicant is requesting to <br />utilize a combination of painted pre-cast, glass, architectural metal panels with concealed fasteners, <br />and thin brick veneer. <br />B. Screening – Meets Requirements <br />The GB District requires screening for fences, walls, landscaping, and berms including materials <br />with construction details that match or complement the construction of the principle building. The <br />Site Plan submitted by the Applicant depicts significant landscaping along Gateway Boulevard <br />which will assist in screening the loading area and docks from the view of the public. A minimum <br />of one tree shall be provided along the right of way for every 50 feet of public street frontage. The <br />proposed frontage on Gateway Boulevard is 1,484 feet and requires 30 trees. The Applicant is <br />proposing to plant 71 trees along the right of way adjacent to Gateway Boulevard area. Rooftop <br />mechanical equipment is to be screened so as to completely obscure the equipment for view. Any <br />future outdoor trash and waste storage facilities would need to be screened per City Code.
