Page 2 of 2 <br /> <br />subdivision ordinances are not anticipated to be needed because there are no significant land use <br />changes. <br /> <br />Discussion: <br /> <br />Staff is looking for Council direction if the Council would like to review the proposed changes <br />prior to Planning Commission review and approval. All of proposed changes are consistent and <br />found within the approved 2040 Comprehensive Plan. Below are a few of examples of proposed <br />amendments. <br /> <br />2040 Comprehensive Plan Zoning Code <br />Medium Density Residential <br />(MDR) - Townhome and multi- <br />family residential land use <br />category for providing densities of <br />six (6) to nine (9) units per acre. <br />Pg. 6-12 <br /> <br />1320.04 Subd. 3, R-3 Townhouse and Low <br />Density Multiple Dwelling District <br />a. To provide areas offering a broad <br />development range in housing units <br />with a maximum density of eight nine <br />(89) units per net acre. <br />Community Mixed Use (CMU) – <br />areas designated for a broad range <br />of retail, shopping, services, and <br />office space to meet the needs of <br />the community and surrounding <br />areas. This area may also include <br />high density housing with a <br />potential density of twelve (12) to <br />twenty (20) units per acre. The <br />expected share of uses within this <br />area are as follows: 10% to 50% <br />Light Industrial; 10% to 70% <br />Retail; 10% to 70% Office; and <br />10% to 50% Residential. <br /> <br />1320.04 Subd. 7, B-2 General Business <br />District <br />x Add language to establish areas for the <br />development of multiple dwelling <br />structures with a maximum density of <br />twelve (20) units per net acre. <br />x Add language addressing expected <br />share of uses within this area are as <br />follows: 10% to 50% Light Industrial; <br />10% to 70% Retail; 10% to 70% <br />Office; and 10% to 50% Residential. <br />Public & Institutional (P/I) - Areas <br />designated for uses such as <br />government buildings, colleges, <br />schools, and religious uses, but not <br />medical uses.
