<br /> 10 <br />212751v1 <br />24. TRAFFIC CONTROL SIGNS, STREET LIGHT AND STREET MAINTENANCE <br />COSTS. Not Applicable. <br />25. PARK DEDICATION. The Developer will pay at the time of final plat approval, the <br />amount of $230,910.00 in satisfaction of the City's park dedication requirements calculated as follows: <br />7.5% of the fair market value of the unimproved land approved by the City Council. <br />26. LANDSCAPING. Prior to the issuance of a building permit, the Developer will pay a <br />landscape financial security in the amount of $50,000.00, which amount will be held by the City for two <br />full growing seasons. Per the conditions of approval. Requirements in the City Council Staff Report <br />dated October 12, 2020. <br /> 27. TREE PRESERVATION. See requirements in the City Council Staff Report dated <br />October 12, 2020. <br /> 28. SPECIAL PROVISIONS. The following special provisions shall apply to the <br />development: <br /> A. Implementation of the recommendations listed in Resolution 2020-045 <br />Approving a Conditional Use Permit for the Subject Property at 4200 Round Lake Road, adopted by the <br />City Council on October 12, 2020. <br /> B. Implementation of the recommendations listed in Resolution No. 2020-045, for <br />approval of the Final Plat. <br /> C. Implementation of the recommendations listed in the Memorandum from Mike <br />Mrosla, Community Development Manager/City Planner to the Honorable Mayor, Councilmembers and <br />City Administrator dated October 12, 2020. <br /> D. The Developer shall post a $2,500 security for the final placement of interior <br />subdivision iron monuments at property corners and the placement of all monument. The security will be <br />held by the City until the Developer's land surveyor certifies that all irons have been set following site <br />grading and utility and street construction.
