The proposed senior living facility will feature 146 units, with 113 units of <br />independent or assisted living and thirty-three (33) units devoted to memory care. The property <br />will be owned and managed by New Perspective Senior Living. New Perspective Senior Living <br />owns and manages 24 senior living communities throughout the Midwest. The proposed facility <br />in Arden Hills will offer independent care, assisted living, and memory care. The project also <br />includes such amenities as a pool, library, movie theater, dog run, playground for young visitors, <br />lawn bowling, salon and spa, bistro/bar and onsite physical therapy and wellness services. This <br />facility will staff 80 employees and the anticipated max shift size is 34. Staff will be onsite 24 <br />hours a day. <br /> <br />Dwelling Units <br />The Applicant is requesting to construct a senior living facility with 146 units, which includes 53 <br />independent living, 60 assisted living and 33 memory care units. A breakdown of each area and <br />amenities is outlined below: <br /> <br />x The memory care wing is located on the left side of first floor and consists of 33 units. The <br />memory care suites are specially designed to assist residents that require memory care <br />services. The memory care wing is designed in neighborhoods, allowing for care to be <br />delivered in smaller environments 24 hours per day. The four (4) neighborhoods surround <br />landscaped courtyards. Each neighborhood includes a living room (common area) and a <br />dining room where meals are served. The unit type are as follows: <br />ƒ 17 – Studio units (371 – 391 sq. ft.) <br />ƒ 8 – Conversion units (428 – 448 sq. ft.) – Conversion units include a <br />microwave, sink and a refrigerator. <br />ƒ 6 – Double units (478 – 656 sq. ft.) <br />ƒ 2 – Triple units (914 – 918 sq. ft.) <br />o Other amenities include spa, beauty salon, private dining room and a sunroom. <br /> <br />
