<br /> <br />Page 2 of 6 <br />The Planning Commission is being asked to determine if a variance request for flexibility with the <br />side yard setback of a corner lot should be approved. The sketches that have been submitted show <br />the location of the proposed garage addition and the proposed driveway addition. The evaluation <br />of the proposal should be based on the District Provisions in Section 1320 and the Requirements <br />for a Variance in Section 1355.04, Subd. 4. <br /> <br />Plan Evaluation <br /> <br />Chapter 13, Zoning Regulations Review <br /> <br />1. District Provisions (R-1 Single Family Residential District) – Section 1320.06 <br /> <br />Lot Size and Dimensions <br />The Subject Property has a lot area of 37,541 square feet (Attachment D). Section 1320 – <br />District Provisions of the Zoning Code requires a minimum lot size of 14,000 square feet per <br />dwelling unit. Section 1320 allows for a maximum Floor Area Ratio (FAR) of 0.3 in the R-1 <br />District. With the proposed garage addition, the FAR on the Subject Property would increase <br />from 0.04 to 0.05. Section 1320 requires a minimum landscape coverage of 65% and a maximum <br />impervious surface coverage of 25% in the R-1 District. With the proposed garage addition, the <br />impervious surface coverage on the lot would increase from 6.02% to 7.56%. According to the <br />Applicant, the proposed garage addition on the Subject Property will meet all district provisions <br />for the R-1 district besides the side yard setback requirement. <br /> <br /> <br />Structure Setbacks – Flexibility Requested <br />In the R-1 District, the minimum front and rear setback requirements for a property are forty (40) <br />feet and thirty (30) feet, respectively.
