Parking will be located south of <br />the proposed building. Section 1325.06 of the City Code requires 1 parking stall for each 250 <br />square feet of gross floor area for a business & professional office. The proposed building will be <br />5,600 square feet, meaning 23 parking stalls are required. The applicant is proposing 20 parking <br />stalls, with proof of parking for an additional 3 stalls indicated. These 3 stalls could be added in <br />the future by reconfiguring the southwest corner of the site and parking lot. <br /> <br />Trash Pick Up – Meets Requirements <br />The Applicant is proposing a dual bin trash enclosure, situated at the Northeast corner of the <br />parking lot. Section 1325.05 Subd. 8, K requires trash and recycling equipment, materials, and <br />containers to be fully enclosed and integrated into the architecture of the building. The two trash <br />bins will be enclosed using Burnished Block. <br /> <br />Landscaping – Meets Requirements <br />Section 1325.05 Subd. 1, F of the City Code requires a minimum total caliper inches required per <br />320 square feet of each building floor. The proposed building will be a single-story 5,600 square <br />foot, requiring a total of 17.5 caliper inches of trees. The applicant is proposing 18 total caliper <br />inches of River Birch trees, three trees at 2.5 caliper inches and three trees 3.5 caliper inches. The <br />Applicant is not requesting flexibility on landscaping. <br /> <br />Signage – Meets Requirements <br />The Applicant is proposing two wall signs on the South and North elevations of the building. Both <br />proposed signs are less than 25 square feet in area and will be backlit. The Subject Property is
