<br /> <br />City of Arden Hills <br />Planning Commission Meeting for June 9, 2021 <br />P:\Planning\Planning Cases\2021\21-014 Lifelong Wealth Advisors <br />Page 8 of 11 <br /> <br /> <br />Pedestrian and Bicycle Circulation – Meets Requirements <br />Section 1325.05 Subd. 8, P states new building construction shall include construction of a <br />minimum of six (6) foot concrete sidewalk adjacent to or in all right-of-way. The sidewalks on the <br />north and west sides of the property are eight (8) foot concrete paths that conform to zoning <br />requirements, and these will remain in place. The existing trial on the south side of the property is <br />a five (5) foot bituminous pavement trail and does not conform to zoning requirements. The <br />applicant is proposing to replace this trail with a (6) foot concrete sidewalk. <br /> <br />The Applicant is proposing a bicycle rack northwest of the proposed parking lot. The proposed <br />bike rack conforms to zoning requirements in Section 1325.05 Subd, 8, Q. <br /> <br />Parking – Flexibility Requested <br />The applicant is requesting flexibility of parking requirements. Parking will be located south of <br />the proposed building. Section 1325.06 of the City Code requires 1 parking stall for each 250 <br />square feet of gross floor area for a business & professional office. The proposed building will be <br />5,600 square feet, meaning 23 parking stalls are required. The applicant is proposing 20 parking <br />stalls, with proof of parking for an additional 3 stalls indicated. These 3 stalls could be added in <br />the future by reconfiguring the southwest corner of the site and parking lot. <br /> <br />2. Sign Code – Chapter 12 <br />This property is located in Sign District 4. Section 1240.02 of the City Codes states that the total <br />sign copy area in District 4 shall be a maximum of 50 square feet and allows wall signs to be <br />externally lit, internally lit, or backlit. <br /> <br />Wall Signs – Meets Requirements <br />The Applicant is proposing two wall signs on the South and North elevations of the building. Both <br />proposed signs are less than 25 square feet in area and will be backlit.
