Snelling Avenue North Street and Utility Improvements | City of Arden Hills <br />11Project Understanding and Approach <br />prepare punch lists after a final project <br />inspection. <br />Bolton & Menk’s construction observer <br />will be available via phone, email, <br />and text to respond to resident needs <br />throughout construction. Our project <br />team will provide updates and notices <br />as necessary for water shutdowns <br />and access restrictions, making sure <br />residents have access when possible <br />and when needed. We will also <br />respond to commonly-asked questions <br />and requests during the construction <br />process. <br />Nick will provide oversight of our <br />construction observer, administer the <br />construction contract, and facilitate <br />weekly construction meetings. It <br />is anticipated that Nick will spend <br />approximately 10 hours per week on <br />construction manager responsibilities. <br />He will conduct weekly construction <br />meetings virtually with the contractor, <br />prepare progress payments monthly, <br />and prepare change order documents as <br />necessary. <br />Bolton & Menk will provide as-built <br />record drawings to the city for the <br />project. The as-builts will be in PDF <br />form, including redlined elevations and <br />changes made during the construction <br />process and documented by the <br />construction observer during their part- <br />time duties or received separately from <br />the city’s contractor. <br />Anticipated Project Schedule We have developed a schedule detailing the anticipated work <br />tasks, task relationships, deliverable due dates, and completion dates. This schedule is based on our <br />review of the project background, description, and scope of services included in the RFP and our experience <br />on other similar projects.
