Feasibility Report TKDA Project No. 18196.000 <br />City of Arden Hills Page 7 <br /> <br />in the appendix in Exhibit 7; additionally the typical cross sections for the Arden Oaks neighborhood <br />can be found under Exhibit 3. <br /> <br />Curb and Gutter: The current condition of the curb and gutter <br />along Arden Oaks is mostly acceptable with exception to the <br />few areas with settling, large cracks, and drainage issues. In <br />general, the curb on Arden Oaks Drive appears to be <br />functional in a drainage perspective and aesthetically in <br />good condition. A large majority of the curb that was in <br />functional condition had vegetation growing in the expansion <br />joints. The vegetation seemed to be trapping sediment and <br />other debris causing water to spill out of the gutter onto the <br />roadway. <br /> <br />On the south end of Arden Oaks Drive there appears to be <br />an existing concrete apron that has been overlaid with <br />bituminous blocking water from traveling from west to east. <br />The buildup of material from various maintenance <br />operations has caused localized drainage issues. <br /> <br />Utilities: The existing sanitary sewer in the neighborhood is 8” PVC sewer pipe with concrete <br />manholes and adjustment rings, the existing watermain in the neighborhood is 6” DIP and the storm <br />sewer is various sizes of 12” to 18” reinforced concrete pipe. All utilities in the neighborhood were <br />constructed with the original roadway around 1983. From field inspection, most castings in the <br />neighborhood appear to be acceptable in both function and aesthetic. It was noted that some <br />structures looked to be covered in debris and beginning to collect sediment in the gutters around <br />them. <br /> <br />Additionally some of the curb and gutter around the <br />catch basins has begun to crack and sag causing <br />drainage issues and sedimentation. The drainage <br />issues could potentially lead to pavement damage <br />by allowing water into the pavement section. It was <br />noted that some of the catch basin rings are <br />beginning to deteriorate and break off into the <br />structures. Some sedimentation was noted in the <br />structures. <br /> <br />Watermain within the neighborhood consists of 6” ductile iron pipe which was installed in 1983. <br />The watermain functions well and is not proposed for improvement. Maintenance does not note <br />deficiencies in the watermain systems in this neighborhood. Valve casting adjustments would be <br />needed with street improvements. <br /> <br />Sanitary sewer pipe includes 8” PVC pipe which was also installed in 1983. The pipe and <br />structures are in good condition and do not require improvement. The rings and casting <br />adjustments would be completed with street improvements. <br />Figure 3.
