The applicant is proposing to develop <br />the site with a new single story 5,600 square foot building with private offices, conference rooms, <br />and a break room. The property is currently zoned B-2 (General Business District), which permits <br />financial institutions & services as well as offices. The facility will operate under standard 9 to 5 <br />business hours. The applicant is anticipating a total of 12 full-time employees at the site. <br /> <br />Plan Evaluation: <br /> <br />1. Floor Area Ratio (FAR), Building Coverage, and Landscaping – Meets Requirements <br /> <br />The Zoning Code requirements for properties in the B-2 District allows a maximum FAR of 0.8, <br />a maximum building footprint of 45% and a minimum landscaped lot area of 20 percent. <br />Landscaping is defined as all plantings, including trees, grass, and shrubs. Setbacks – Meets Requirements <br /> <br />Setbacks in the B-2 District are 20 feet for the front yard, 10 feet for the side yard with minimum <br />of 20 feet total for both side yards, and 20 feet for the rear yard.
