Screening – Section 1325.05 Subd. 4 - Meets Requirements <br />The mechanical equipment for the building will be located on the roof and will be screened from <br />view. The applicant is proposing screening to match exterior material colors. <br />E. Additional Design Standards in the B-2 District - Section 1325.05, Subd. 8 <br />Building Positioning – Flexibility Requested <br />The applicant is requesting flexibility of design requirements for the B-2 District. The Applicant <br />is proposing to situate the building on the North side of the parcel with the front of the building <br />facing south, away from County Road E. Section 1325.05 Subd. 8, E of the Arden Hills City Code <br />states “at least fifty percent (50%) of the largest building on each site shall be constructed at the <br />front setback line.” The applicant is requesting flexibility on this requirement, as they are not <br />proposing to place the building at either the 20 foot setback line from County Road E or the setback <br />line from the internal property line facing Arden Plaza. <br /> <br /> <br />Trash Pick Up – Meets Requirements <br />The Applicant is proposing a dual bin trash enclosure, situated at the Northeast corner of the <br />parking lot. Section 1325.05 Subd. 8, K requires trash and recycling equipment, materials, and <br />containers to be fully enclosed and integrated into the architecture of the building. The two trash <br />bins will be enclosed using Burnished Block. <br /> <br />Building Elevations – Flexibility Requested <br />The Applicant is requesting flexibility on Commercial Façade Transparency. Section 1325.05 <br />Subd. 8, F of the City Code states fifty percent (50%) of all first level building facades that front
