<br /> <br />CONDITIONAL USE PERMIT <br />GROVE COMMUNITY CHURCH <br /> <br />CONDITIONAL USE PERMIT GROVE COMMUNITY CHURCH <br /> <br />Grove Community Church (Everyday) is requesting a conditional use permit (CUP) to allow a <br />place of worship at 1275 Red Fox Road. We officially launched the church in 2015, and our <br />mission as a community is to empower everyday people to live a holistic lifestyle of <br />following Jesus. We have been looking for the right building to purchase since 2018, and are <br />very excited about the opportunity to be a part of the Arden Hills community. The property <br />at 1275 Red Fox is the church home in which we hope to see future generations experience <br />spiritual development. In following our recent request for a zoning code amendment to <br />allow places of worship in the I-Flex zoning district, we are excited to share our plans for <br />the site. <br /> <br />UPDATES <br /> <br />Our plan is to utilize the site as it exists today except for minor changes to the building and <br />parking lot in order to serve the needs of the church and to create a welcoming place for the <br />community. No changes will be made to past approved site plan standards, the brick <br />exterior, lighting fixtures, or existing roof top equipment (the existing screened HVAC units <br />are adequate for the church’s use and are not visible from public streets). In keeping with <br />the I-Flex Special Requirements section 1320.12 of the zoning code we will not be creating <br />any significant modifications to the existing site and could possibly be considered exempt <br />from the CUP process but still subject to administrative review. The proposed updates are <br />provided below: <br /> <br />• We will enlarge the paved entrance at the building’s front entrance by 2,400 square feet in <br />order to create a larger gathering area and welcoming space. We will also add a vestibule <br />with an awning to provide additional doors to the building. <br /> <br />• We will improve the side entry on the west side of the property as well as replacing a <br />loading dock area with a set of pedestrian doors on the north side of the property. <br /> <br />• Since the preliminary concept review on 03/22/21, the current owner has updated the <br />exterior light fixtures updated with new LED lights. During installation, the electricians <br />noted that most of the lights on the property had burned out. The electrician group (Neo <br />Electrical Group) has provided us with a photometric plan of the recently installed LED <br />lighting system. <br /> <br />• 19 new parking spaces will be striped along the north side of the existing parking area <br />(across from the loading dock). The parking stalls are being added, as this area is no longer <br />needed for truck maneuvering. There is a single parking space that will be removed near <br />the children’s entrance to allow for more pedestrian gathering. This will bring the total <br />parking stalls to 381. <br /> <br /> Attachment A
