Page 3 of 4 <br /> <br /> <br />While both buildouts could be done at the same time, it is assumed the relocation of a department <br />to the second floor would happen first and when needed the downstairs reorganization could occur. <br />It should be noted this has NOT been reviewed or vetted by an architect, contractor, builder, etc., <br />some of these changes may not be feasible structurally or financially. <br /> <br />Shoreview recently went through some remodeling and building out office space, and for 31 <br />workstations it was approximately $310,000. Assuming $10,000 to $15,000 per workspace, the <br />first phase is estimated at $25,000 to $35,000, and the second phase at $20,000 to $30,000. Also, <br />this does not take into account HVAC work should it be necessary. These estimates are pure <br />speculation, and could vary significantly from final cost. <br /> <br />Option 2: Building a c-suite <br />The second option discussed was moving Department Heads and the City Administrator upstairs <br />and building out offices, turning the second floor into a “c-suite”. The advantage of this is putting <br />leadership centrally located and opening up space on the first floor for additional staffing. While <br />this option was discussed, it was not preferred as you would be separating Department Heads from <br />their departments. <br /> <br />Option 3: Remodeling the lobby and/or basement <br />The third option considered was remodeling the basement and/or lobby to add additional office <br />space. This option would likely be the most expensive, and also impact the public facing areas of <br />City Hall in way or another. <br /> <br />Should Council want to move this discussion forward, Staff would recommend we consult with a <br />professional on next steps, depending on the scope and work needed, this could be an architect for <br />design options or a company that builds out office spaces (we have previously used Fluid <br />Interiors). <br /> <br />Budget Impact <br /> <br />The estimated costs are difficult to predict, but at a very high level estimate we are approximating <br />$55,000 to buildout option #1. The most recent CIP for Government Equipment/Buildings is <br />below. It shows that the fund could handle the buildout, but it is important to remember that City <br />Hall will likely incur unforeseen costs as the building continues to age.
