GUIOANT
R.Frederick McCoy,Jr. •
President,CAM
October 14, 2002
Mayor Dennis Probst
City of Arden Hills
Arden Hills, MN 55112
Re: Park Dedication Fee
Dear Dennis:
Guidant Corporation appreciates the willingness of the City of Arden Hills to consider
alternative means of accommodating the Park Dedication Fee(PDF)requirement of our
pending Planned Unit Development(PUD) and re-platting of land. Through discussions
with City Staff, we have developed three actions/projects Guidant is prepared to
undertake_ We propose that these actions/projects would satisfy the PDF requirement of
the PUD/re-plat.
First, as you are aware the current Trent City park trail crosses onto Guidant property. This
was inadvertently done during the original construction of the trail and was discovered
during a survey we recently completed. As a part of this agreement Guidant would agree
to an easement allowing City access and use of this trail and not require you to remove it
from our property.
Second, as part of our long-term development of our campus,it is our intention to create
a trail system around the perimeter of the property. We currently have some trails in
place. Our future plans add to the existing system and connect to the City's system. As
part of this agreement in lieu of a PDF payment,Guidant would allow the City and
neighborhood unencumbered use of these trails, provided of course that nothing untoward
takes place. We do request the clear opportunity to reclaim or encumber use of these
trails if, at Guidant's sole discretion, it becomes necessary to establish a perimeter fence
security approach to safe-guarding the company and its employees.
Finally and most significantly, we have discussed with City Staff the idea of contributing
towards improvements in Cummings Park. Internally your staff has determined that the
top priority for Cummings Park would be the construction of a picnic/warming shelter.
They have provided us with conceptual plans and preliminary cost estimates for such a
structure. We would like to include the construction of this shelter as our final
contribution to the City, thus fulfilling the PDF requirements for the PUD/re-plat. •
Guidant Corporation
Cardiac Rhythm Management Group
4100 Hamline Avenue North,MIS A300,St.Paul,MN 55112-5798
