Traffic impact: Trip generation, service area access, ingress/egress along <br /> Lexington Avenue and other items in the Engineer's report. Consider <br /> elimination of the north entrance to the site along Lexington Avenue to <br /> provide easier access to the site and additional parking area. <br /> 2. Study orientation of building, reversing the building plan, to allow better <br /> service area access and maintain ponding area in the southern portion of the <br /> site. <br /> 3. Consider additional landscaping or berming along Lexington Avenue to screen <br /> parking area along Lexington Avenue. <br /> 4. Submit storm drainage plan to RCWD for approval. <br /> 5. Provide documents relative to parking easement along north property line. <br /> 6. Provide sign plan according to multiple occupancy provisions. <br /> 7. Address issue of existing overhead power service. <br /> 8. Review uses to determine if a Special Use Permit is required. <br /> 9. Address any other issues discussed by Commission and noted in the minutes. <br /> Scott Roberts and Ward Sessing thanked the Commission for their review and <br /> suggestions. Roberts advised he and Sessing will work on modifications to the <br /> plan and resubmit the final proposal to Commission at a future meeting. <br /> Commission made no formal recommendation at this time. <br /> CASE #89-22; SITE Planner Bergly reviewed his report dated 12-6-89, <br /> PLAN REVIEW, CPI, relative to the proposed site plan review for a <br /> • 4100 HAMLINE AVE. storage building addition at Cardiac Pacemakers, Inc. , <br /> 4100 Hamline Avenue North. <br /> Bergly stated the applicant is proposing to construct a 41 x 47 ft. (1,927 sq. <br /> ft.) storage building to be attached to the south side of their south building. <br /> He explained this additional storage area was not included in the Master Plan for <br /> the site which was reviewed by Commission earlier in the year. <br /> He reviewed the considerations listed in his report: <br /> 1. The addition will be setback over 200 ft. from Hamline Avenue and County Road <br /> F and will not be visible from either street. <br /> 2. No additional parking will be required as this is a storage facility. <br /> 3. The structure will have access to the main building and access from the <br /> outside. <br /> 4. The structure adjoins the main south building, a small chemical storage <br /> building and is located on a small service court. <br /> 5. The east facade of the building is 17 ft. high, the west facade serves as a <br /> retaining wall with the exposed wall being four feet high at the point it <br /> adjoins the main building and eight feet high at the south end of the <br /> building. <br /> 6. The exterior of the structure will be stucco over concrete block to match the <br /> finish of their remodeled building on Fernwood Avenue. <br /> 7. Rice Creek Watershed District review is required due to existing wetlands on <br /> the CPI property. <br /> 8. Site grading is minimal and no drives or other surface improvements will be <br /> • made in conjunction with the building. <br /> 9. A building permit was issued to allow excavation and construction of the <br /> footings before ground freezing occurs. A permit was issued by the Building <br /> Inspector with the clear understanding that such action by the contractor <br /> would not influence the City's action on the proposal. <br />
