Since then, <br />an amendment and a minor subdivision has been approved by the City Council. The property is zoned R-2, Single <br />& Two Family Residential District and is guided as Low Density Residential (LDR) in the 2040 <br />Land Use Plan. The Subject Property abuts residential uses on all sides. <br /> <br />Aerial Map of Subject Property <br /> <br />Concept Plan Proposal <br />The Applicant is proposing a minor subdivision to split the property located at 1174 Edgewater <br />Avenue into two separate parcels. One of the proposed parcels would require a lot width <br />variance to allow for a 40 foot lot width at the street, whereas city code requires 85 feet. The <br />Applicant has indicated both lots would meet all other zoning requirements including minimum <br />lot area per dwelling unit, minimum lot depth, and maximum dwelling unit density. From the <br />preliminary analysis, planning staff did identify that Parcel A would also require a variance to <br />allow a lot depth of 111 feet rather than 120 feet as required by city code.
