The proposed project complies with all other applicable city code requirements for the <br />R-1 Zoning District (i.e. structure coverage, FAR, impervious surface, etc.) and Shoreland <br />regulations. <br />At their October 17, 2022 meeting, the City Council reviewed the concept plans for the proposed <br />redevelopment of the Subject Property. Overall, the City Council acknowledged the rational for <br />the reduced front yard setback request given the additional right-of-way acquisitions that had <br />occurred over time. At that time, there were no suggested changes to the conceptual site layout. <br />The Applicants were encouraged to review the rear yard sightlines to make sure that the view of <br />the adjacent property was not obstructed by the placement of the new dwelling. <br />2. Site Data <br />1861 Highway 96 W., the Subject Property, is zoned R-1, Single -Family Residential District. It <br />is designated for Low Density Residential Uses in the 2040 Comprehensive Land Use Plan. The <br />subject property is currently developed with a single-family residential dwelling. <br />2040 Future Land Use Plan: <br />LDR — Low Density Residential <br />Existing Land Use: <br />Single -Family Dwelling <br />Zoning: <br />R-1 Single Family Residential District <br />Lot Size: <br />0.62 acres/27,098 square feet <br />The Subject Property is located on the north side of Round Lake, west of the Highway 96 and <br />Old Highway 10 intersection. The property is zoned R-1, Single Family Residential District and <br />is guided as Low Density Residential (LDR) in the 2040 Land Use Plan.
