The building fagade facing Lexington Avenue houses the car wash tunnel exit and the mechanical <br />equipment room. This space does not readily allow for windows, so Mister Car Wash proposes to provide <br />a 14'-0" Wide x 10'-3" High, Rytec Sprial FV High Performance Vision Glass roll -up door, providing <br />approximately 160 sf of glass or approximately 30% of the fagade. To meet the intent of Section 1325.05 <br />Subd. 8(F)(5), the balance of the fagade provides aesthetic interest at the upper level of the building <br />through the addition of metal panels, metal trim, curved roof forms, a decorative canopy and building <br />articulation and roof line breaks. <br />Signage <br />Mister is proposing to provide a monument sign along Lexington Avenue which will be harmonious with <br />the building architecture and meet City zoning standards as to size. We respectfully request a variance to <br />allow additional building wall signage totaling approximately 425 square feet. In addition, Mister <br />proposes directional signage throughout the site to help customers safely navigate the property. <br />There is an additional approximately 160 square feet of canopy and wall signage on the west, interior <br />facing side of the site which has not been included in the above numbers as it is not visible from the public <br />right-of-way. <br />Parking <br />Mister Car Wash proposes 18 vacuum stalls measuring 13' wide x 18' deep. Customers utilize these <br />stalls to park and vacuum their vehicles before or after a wash, as well as overflow employee parking. <br />We propose 3 standard parking stalls on the west end of the site for primary employee parking. As <br />an express wash facility, most customers have little need to enter the building, so turnover of the <br />vacuum stalls is high and the need for long term parking is low. <br />Conclusion <br />Mister Car Wash believes the proposed use will help the City of Arden Hills revitalize and beautify a <br />currently underused site in the heart of the renewed business district.
