Page 4 of 19 <br />Existing Lot Configuration: <br />Proposed Preliminary Plat: <br />The lot area requirements for the B-3 Zoning District are a minimum lot size of 13,000 square <br />feet and 100 feet of lot width and 130 feet of lot depth. The proposed subdivision by combining <br />the two lots will meet all of the B-3 dimensional requirements. The parcel is a corner lot with <br />road frontage along Lexington Avenue and Grey Fox Road. A corner lot shall maintain front <br />yard requirements for each street frontage (i.e. on Lexington Avenue and Grey Fox Road). On a <br />corner lot, the shortest street lot line shall be the front lot line (i.e. Lexington Avenue). On a <br />corner lot, the longest street lot line shall be a side lot line (i.e. Grey Fox Road). Setback <br />requirements will be reviewed later in this report. <br />For this application, the Applicant has applied only for the Preliminary Plat review at this stage. <br />Upon approval, the Applicant would be required to file for Final Plat review no later than three
