South Tower Improvements <br />Memorandum <br />December 11, 2023 <br />Page 5 <br />Repairs to the interior Dry Coating <br />The coating on the interior dry area was replaced in 2013 and is now 10 years old, and it is also <br />considered repairable. A few areas do require repair, and the interior dry coating surfaces to be repaired include: <br />• The complete drywell tube <br />• The complete top side of the steel condensate ceiling (estimated 100 random spots on the fluted column <br />and ladders) <br />Security Improvements <br />Several security improvements are proposed as part of the South Tower improvements project. An access card <br />reader system will be installed at the site for controlled access through the automatic gate, into the booster <br />station, and into the water tower. The card access system allows the city to issue cards to staff and vendors to <br />unlock and open the gate and doors. Systems settings and event logs can be accessed via web <br />browser. Intrusion alarms will be added at access doors where they are not already currently installed. The <br />proposed system does not include security cameras, but is expandable and cameras could be added in the future <br />if desired. <br />Perimeter Fencing <br />Perimeter fencing is proposed to limit and control access to the site. The proposed extents of the perimeter <br />fencing are shown in the attached preliminary plan sheet (Attachment 1). The proposed fence would be an eight - <br />foot -tall chain link fence. Three gates would be provided. The first would be an automated vertical pivot gate, that <br />would be installed on the western access road (the primary access to the site). A vertical pivot gate was selected <br />due to the limited space available with the site slopes and western property line, and their reliable operation <br />during snow event.
