ARDEN HILLS PLANNING COMMISSION – December 6, 2023 25 Mr. Smith requested each business be allowed to have one sign that faces Lexington Avenue. He reported one building would say Crew Carwash and the other would say Crew Interior. Discussion was had about allowing for each building to have a wall sign. Commissioner Wicklund moved and Commissioner Blilie seconded a motion to recommend approval of Planning Case 23-020 for a Preliminary Plat, Master Planned Unit Development, Final Planned Unit Development Phase I, Conditional Use Permit, and Site Plan Review at 3737 Lexington Avenue North and 1133 Grey Fox Road, based on the findings of fact and the submitted plans, as amended by the conditions in the December 6, 2023 Report to the Planning Commission as amended adding Condition 23 to read: The applicant must work with City staff to confirm adequate egress. The motion carried 6-1 (Commissioner Weber opposed). Commissioner Bjorklund moved, seconded by Commissioner Weber, to reopen Planning Case 23-020. The motion carried unanimously (7-0). Chair Vijums opened the public hearing at 11:00 p.m. Chair Vijums invited anyone for or against the application to come forward and make comment. UNFINISHED AND NEW BUSINESS Community Development Director Jagoe stated she would be polling the Planning Commission to see if they would be available to attend their next regular meeting on January 3, 2024. REPORTS A. Report from the City Council Councilmember Rousseau provided the Commission with an update from the City Council. She thanked the Commission for their thoughtful consideration of the two Planning Cases that were before the Planning Commission this evening. She explained the Council tabled action on the ground mounted solar ordinance at its last meeting.
