Y .� -- <br />K� 2 <br />Figure 1: Project Location <br />Project Location: <br />Arden Manor Park is a neighborhood scale park situated <br />within Arden Manor, a manufactured home community <br />consisting of 283 manufactured home units serving <br />approximately 840 residents. Bounded by Interstate 35W <br />and state highway 10 to the east and west, a rail lane and <br />industrial uses to the north, and a major county road to the <br />south, the neighborhood is fairly isolated from other <br />community parks and park amenities. As such, Arden Park <br />plays a key role in providing recreational opportunities to <br />the neighborhood and its residents. The property on which <br />Arden Manor Park is situated was deeded to the City in <br />2000. <br />Project Background: <br />In 2021, the City developed, submitted and was <br />successfully awarded a Community Development Block <br />Grant through the Department of Housing and Urban <br />Development (HUD) for $189,700 toward professional <br />services and constructed associated with the Arden Manor <br />park project. Generally, improvements included with the <br />project included upgrades to the playground, picnic <br />shelter, and athletic courts at the park. <br />The project was bid in 2023, with received bids being <br />significantly higher than anticipated based on engineering <br />estimates provided at the time of bidding. The awarded bid <br />00 <br />was to Peterson Companies for a total bid price of <br />$816,523.35. <br />After award, a change order was initiated to remove <br />portions of the work from the contract. Generally, these <br />removed portions of work were associated with the athletic <br />courts on the site, but more comprehensively included: <br />• erosion control adjacent to existing drainage ditch <br />• removals of existing infrastructure associated with <br />the in -place sport courts (basketball hoops, court <br />surfacing, and fencing) <br />• excavation and grading <br />• placement of a sand section under the athletic <br />court facilities <br />• placement of drain -tile, drain -tile outflows <br />including rodent guards, rip -rap and geotextile, <br />drain -tile cleanouts <br />• construction of the new bituminous courts with an <br />acrylic surfacing system <br />• construction of a concrete maintenance strip <br />around the perimeter of the courts <br />• installation of chain link fencing and gates <br />• permanent turf establishment adjacent to the courts <br />
