Section 1325.05, Subd. 8, F. states that fifty percent (50%) of all first level building fagades that front a public street shall be comprised of transparent windows or doors in order to allow views of interior uses and activities. If the building is a one story design and the first floor elevation exceeds 12 feet, then only the first 12 feet shall be included in calculating the facade area. The Applicant has not met this requirement on the east side facing Lexington Avenue for both buildings and on the south facade of the exterior carwash building facing Grey Fox Road as shown in the table above. The Applicant stated in the updated narrative that additional transparent glass has been added to the eastern elevations of both buildings. The revised architectural plans show the addition of spandrel glass to both elevations and the updated totals are shown in the tables above. The Applicant included a second table on these same plan sheets to calculate transparency based on the first 12 feet of the building facade as stated in city code since the proposed building facade is 20 feet.
