A <br />recommended condition of approval was added by the Planning Commission to include "The <br />Applicant must work with City staff to confirm adequate egress." The Commission voted 6-1 to <br />recommend approval with 23 conditions of Planning Case 23-020. <br />Additional Review <br />Building Official <br />The Building Official has reviewed the plans and has no additional comments at this time. A <br />Building Permit will be required prior to any construction taking place. <br />Public Works Director/City Engineer <br />The Public Works Director/City Engineer has reviewed the plans and has provided the Applicant <br />with a comment letter (Attachment N) and all comments shall be adopted herein by reference as a <br />condition of approval. <br />Fire Marshal <br />The Fire Marshal has reviewed the plans. Initial comments were that hydrant locations will need <br />to be reviewed. <br />Ramsey County <br />Ramsey County has reviewed the plans and offers the following comments: <br />• Traffic: Support of single access in updated 2023 car wash layout; queues not expected to <br />extend onto Lexington Av. <br />• Water/Wastewater: SWPPP should show receiving waters, impaired waters, and chain of <br />responsibility. <br />• Programming: Make sure the background geometrics for Lexington Avenue reflect the <br />reconstruction project completed in 2023. See County Construction staff for plans if <br />needed. <br />• Permitting: Sidewalk connection on Lexington Ave. requires a permit from Ramsey <br />County. <br />All Ramsey County comments shall be adopted herein by reference as a condition of approval. <br />Public Comments <br />Notice was published in the Pioneer Press on December 27, 2023. Notice was prepared by the <br />City and mailed to property owners within 1,000 feet of the subject property.
