On December 5th, <br />2023, the City Planning Commission voted to recommend approval of the Project. While the <br />Planning Commission's recommendations included approval of the flexibilities sought in the <br />application, Crew has proposed additional revisions, several of which are intended to eliminate <br />flexibility requests under the City's zoning code ("City Code"): <br />1. Revised Elevations <br />Crew has amended the elevations of the interior clean building to include a tower that will match <br />the exterior clean building. This will create more visual interest and a uniform site design. <br />2. Minimum Landscape Lot Area <br />The City Code requires a minimum of 25% of the lot landscaped. Crew has increased the <br />proposed landscaping from 15% to 45% to eliminate this flexibility. <br />3. Building Materials & Facade Transparency <br />Crew has added additional transparent glass to the eastern elevations of both buildings fronting <br />on Lexington, which increases the Class 1 Building materials and decreases the extent of <br />flexibilities required. <br />4. Screening/Fencing <br />Crew has proposed a fence along the north and western property lines in accordance with the <br />City Code to eliminate the need for flexibility to this provision. <br />
