City of Arden Hills <br />December 18, 2023 <br />Paae 2 <br />5. Landscaping (Trees) <br />Additional trees in the Boulevard along Grey Fox Road are not possible due to the underground <br />easements and overhead powerlines that would preclude trees in these locations. In an effort to <br />satisfy this requirement while working around the existing site constraints, Crew has proposed <br />these R.O.W. trees in other locations around the site as well as 2 additional trees. Crew has also <br />proposed plantings above and beyond code by adding ornamental grasses and shrubs along Grey <br />Fox Road in an effort to meet the spirit of the code by providing aesthetic interest, plantings, and <br />variety of landscape heights and types at the perimeter of the site. <br />6. Drive-Thru Access Requirements <br />Crew has amended the Project to widen the driveway access from Grey Fox Road and include a <br />center median to meet the intention of the City Code requirement to provide at least two (2) <br />points of access and eliminate the need for flexibility. Providing a secondary access on either <br />Lexington Avenue or Grey Fox Road is not likely to be approved given the resulting proximity <br />to the intersection, and the site abuts private property to the west. Crew intends to confirm the <br />final configuration of the proposed access point with engineering staff to satisfy Condition No. <br />23 of the Planning Commission's recommendation of approval. <br />7. Auxiliary Signs <br />Crew has proposed 8 auxiliary signs in total to ensure efficient on -site traffic circulation. There <br />will be an approximately 8 sq. ft. illuminated sign at the entrance with the copy "Enter" and <br />"Open" which will be illuminated when the facility is open. There will also be an illuminated <br />auxiliary monument menu sign that is approximately 28 sf in total that is only visible to vehicles <br />in the queuing lanes. <br />Based on the above -referenced changes, Crew has reduced the flexibilities sought for the Project. <br />If you have any questions about this letter or the enclosed materials, please let me know. <br />Sincerely, <br />19L__ <br />Jacob W.
