COUNTY OF RAMSEY <br /> CITY OF ARDEN HILLS <br /> SPECIAL USE PERMIT AND VARIANCE--Case No. 86-34 <br /> The undersigned, Clerk-Administrator of the City of Arden <br /> Hil!s, does hereby certify that this Special Use Permit is <br /> granted pursuant to the provisions of Appendix A of the Arden <br /> Hi!ls Code, being the Zoning Ordinance (Ordinance No. 213) of the <br /> City of Arden Hills, in accordance with a public hearing duly <br /> held by the Planning Commission thereof on November 5, 1986 and <br /> subsequent approval by the Arden Hills City Council on <br /> December 8, 1986 at its Council meeting held on that date. <br /> permission is accordingly given the applicant, LAKE <br /> JOHANNA VOLUNTEER FIRE DEPARTMENT, and its successors and <br /> assigns, hereinafter referred to as "Permittee", to construct <br /> and operate a building addition to Fire Station No. ! , <br /> 3245 New Brighton Road, Arden Hills, Minnesota consisting of a <br /> truck bay, office space, training area and hose tower, and <br /> general!y to renovate the existing building. In addition, <br />. Permittee is hereby granted a 12 foot front setback variance <br /> because of the steep rear slope of the lot creating an undue <br /> hardship affecting the property owned by Permittee. <br /> The tract of land which is the subject of this Special Use <br /> Permit and Variance is located at 3245 New Brighton Road, Arden <br /> Hil!s, Minnesota. It is apparent!y owned of record by the <br /> Permittee. Its !egal description is as fol!ows, to-wit: <br /> The legal description of the subject property is <br /> set forth on Exhibit "A" attached hereto and made a <br /> part hereof. <br /> This Special Use Permit is issued not on!y subject to <br /> Permittee's compliance with the general conditions and documents <br /> described hereinabove but also subject to all of the applicab!e <br /> requirements of Ordinance No. 213, and applicable provisions of <br /> the Arden Hills Code of Ordinances including specifically the <br /> Building Code portion thereof. In addition, this Permit is <br /> subject to the following specia! conditions: <br /> l. The site and bui!ding shall be used only for a <br /> three-bay fire station and for associated <br /> office, training and social functions. <br />- 2. Use of the site and building for meeting and <br /> training functions shall be limited to <br />
