Miller, Planner <br /> SUBJECT: Case No. 87-26 <br /> PUD General Plan approval for Edgewater <br /> Estates townhouse component n. plaza bldg" sle, 220 <br /> 01 d Hi ghway 10 and Parkshore Dri ve 5217 wayzata blvd. <br /> APPLICANT: Mardon Homes minneapolis, mn 55416 <br /> 612 544 7576 <br /> DATE: July 23, 1987 <br /> In 1985, a PUD concept plan was approved for the Edgewater Estates project, <br /> consisting of 37 apartment units, 31 townhouse units, and 8 single family lots. <br /> Under the first phase of th PUD, the single-family lots were platted and the <br /> apartment building was constructed. The applicant is now requesting approval <br /> of the PUD General Plan for the townhouse component as required by the PUD pro- <br /> cedu re. This process is nearly idential to the site plan and building permit <br /> review procedure, except that a public hearing is required in this case. <br /> Rezoning of the site to the R-3 Townhouse and Low-Density Multiple Dwelling <br /> District is required to accommodate this proposal. The approval of the PUD <br /> concept plan recognized this rezoning, but specifically stated that rezoning <br /> should occur simultaneously with General Plan approval. Therefore, rezoning <br /> from R-1 to R-3 is requested at this time. <br /> PROPOSAL: <br /> . The applicant is proposing the construction of 31 townhouse units on Lots 9, <br /> 10, 11, 12, and 13 of Block 1 and Lots 1 and 2 of Block 2 in accordance with <br /> the approved concept plan. The proposed layout of townhouses is similar to <br /> the concept plan except that the units on Lots 9, 10, and 11 have been consoli" <br /> dated into two larger buildings instead of the three originally proposed. <br /> ORDINANCE COMPLIANCE: <br /> Required/Permitted Proposed <br /> Height 35' 24' <br /> Building Coverage 25% 16% <br /> Site Coverage 35% 13% <br /> Landscaped Area 65~s 71% <br /> Setbacks: Front 40' 40' min. * <br /> Side 5' See Comment #1 <br /> Rear 30 ' 40' min. <br /> Parking 2 spaces/unit 4 spaces/unit (2 garages <br /> plus 2 driveway) <br /> * The building on Lot 11 has a dimensioned setback of 40', but it <br /> measures only 30' on the drawings. This must be verified by the <br /> appl icant. <br /> Paragraph 22-12(b)(2)c. of the Subdivision Regulations states that "there shall <br /> be no continuous structure of townhouses, attached dwellings, or apartments <br /> . which exceed 150 feet in length unless the design for structures longer than <br /> 150 feet is acceptable to the City."
