<br /> Cor'1MENTS <br /> . 1. When the General Plan for Phase I was approved, the entire property was <br /> final platted. The plat subdivided the townhouse area into lots which <br /> conformed to the Concept Plan arrangement of townhouse units. <br /> The proposed buildings on Lots 9, 10, and 11 of Block 1 do not conform to <br /> established lot lines. Replatting of the lots will be necessary, not only <br /> to meet Ordinance setback requirements but, more importantly, to create <br /> conveyable lots. The applicant must submit a preliminary plat identifying <br /> the proposed lot line adjustments or re-subdivision before approval can be <br /> granted. <br /> 2. The four southernmost buildings are substantially the same as depicted on <br /> the Concept Plan. The three buildings originally proposed on Lots 9, 10, <br /> and 11 have been consolidated into two, resulting in structures which are <br /> significantly longer. The cluster of three smaller buildings proposed by <br /> the Concept Plan is considered superior to the two larger structures for <br /> reasons of appearance and marketability. Redesign of the north cluster is <br /> recommended. <br /> 3. A double garage plus two exterior spaces in the driveway are proposed for <br /> each unit. Although this exceeds the Ordinance requirement, it still does <br /> not adequately provide for off-street guest parking. Nodes of guest park- <br /> ing should be provided for each building cluster at a ratio of approxi- <br /> mately 1/2 space per dwelling unit as proposed by the original Concept <br /> . Pl an. <br /> 4. The Concept Plan approval stated that the townhomes shall have wood or <br /> metal house siding with brick trim. The brick trim was specified to <br /> assure compatibility with the adjacent apartment building. <br /> The proposed units will have aluminum siding with face brick trim at the <br /> base of the building. <br /> 5. When the Phase I development was approved, a grading plan was submitted <br /> for the entire site. That grading plan, based on the townhome arrange- <br /> ment of the Concept Plan, proposed terracing the site to create various <br /> levels for townhouse building sites. Although the slopes on much of the <br /> site limit the potential for berming, creation of undulating earth berms <br /> along Brueberry Lane, Parkshore Drive, and Old Highway 10 is recommended <br /> to add interest to the streets cape and to provide privacy for adjacent <br /> un its. <br /> 6. At this writing, no landscaping and lighting plan has been submitted. <br /> Those items must be submitted prior to approval. <br /> CONCLUSIONS <br /> 1. The proposed use, density, and general distribution of townhouse units <br /> conforms to the previously approved PUD Concept Plan. <br /> .
