SITE PLAN Another recommendation was that floodlights directed toward the <br /> (Cont'd) adjacent residences should be eliminated or relocated. He noted <br /> that the City should, as a condition of approval, retain the <br /> right to require re-orientation of light fixtures if light sources or glare are <br /> directly visible from adjacent roadways or properties. <br /> Larry Leitschuh, Manager of Scherer Lumber, reviewed the building plans and <br /> proposed renovation of the site for the Commission members. He advised that <br /> approval had been received from HNDOT to plant and maintain trees on the <br /> highway right-of-way, as per Permit No. 86S-200 (see letter of 2/5/87). <br /> Curtis asked if the plans presented addressed the concerns of the Planner. <br /> Leitschuh stated he had been in contact with the Planner and discussed the <br /> concerns; he advised that he is willing to work with the Planner regarding the <br /> relocation of lighting, landscaping and any other conditions the Commission <br /> members deem necessary. <br /> Meury asked the applicant to review the drainage plan. <br /> Leitschuh advised a drainage plan was included and he stated adequate drainage <br /> is provided on the site. He noted that he had received permission from and Rice <br /> Creek Watershed and Bonestroo Engineering had constructed the drainage system <br /> on the site. <br />. Planner advised that he had discussed the drainage issue with the applicant; it <br /> appears that the applicant has gone through the proper channels. He stated that <br /> the Commission could recommend approval contingent upon the Engineer's review <br /> and approval of the drainage plan. <br /> Thorn asked what screening would be provided for the trailer park. <br /> Leitschuh reviewed the landscape plan and the screening provided for the mobile <br /> home park. <br /> There was discussion of the sign variance request; if the sign would be lighted <br /> or have a reader board attached. and what verbiage would be displayed. <br /> Leitshuh advised plans for the sign have not been finalized, however, it would <br /> be for identification purposes and would probably just display the company <br /> name. He noted that it may be lighted, but would not have a reader board. <br /> Thorn expressed concern regarding the size of the sign; stated the lumber yard <br /> is easily visible from the highway. <br /> Leitshuh noted that if Scherer is successful in their screening efforts <br /> visibility from the highway would be lessened. <br /> Thorn asked Planner if a "sunset provision" could be included so that the <br /> zoning would revert back should the lumber business cease or if a SUP would be <br />. a better approach; if neither apply to the situation, what impact would the <br /> industrial zone have on the surrounding area. <br />
