He suggested <br />checking with the Building Inspector. <br />Chairman Curtis read a petition opposing the SUP application, with <br />approximately 30 signatures and a letter from 6 adjacent neighbors also <br />expressing opposition to the SUP. He asked if anyone was present to speak in <br />favor of the Special Use Permit. <br />There was no response. <br />Paul Trites, 1850 Indian Place, spoke in opposition and reviewed the <br />neighborhood concerns listed in the letter dated April 1st. <br />Kristine Poelzer, 1810 Indian Place, expressed concern that rental use would <br />negatively impact the residential area; also stated it is not conducive to <br />Arden Hills past practise of closely monitoring the placement of rental <br />properties. <br />Steven Gericke, 1840 County Road E, stated Mrs. Schmidt has been a good <br />neighbor, but he is opposed to the SUP because of increased parking, noise, and <br />traffic. <br />Chuck Mertensotto, 3473 Lake Johanna Blvd., Gary Knowles, 1849 Noble Road and . <br />Clark Adair, 3491 Lake Johanna Blvd., also expressed their opposition. <br />Chairman Curtis asked if there were any further comments from the floor. No <br />response was received. <br />The Public Hearing was closed at 9:40 p.m. <br />Thorn commended the neighbors sensitivity to Mrs. Schmidt's situation. He <br />stated that because Arden Hills has two private colleges located in the City, a <br />precedent for rental facilities of this nature could be set by recommending <br />approval of this Special Use Permit. He also stated his opinion is that <br />institutional/college sleeping rooms, when they exceed the number of renters <br />permitted by ordinance, are a totally inappropriate use in any residential <br />district of Arden Hills. Thorn noted that the property currently exceeds the <br />ordinance requirements for number of renters allowed. <br />Martin suggested the number of vehicles parked may also exceed current zoning <br />ordinance requirements. <br />There was discussion relative to termination of the present use of the property <br />upon sale of the property or prior to that time; also discussed was enforcement <br />and responsibility for enforcement of the zoning ordinance. <br /> . <br />
