<br /> 4. I have some concern about potential glare and visibility of light <br /> sources at the south end of the site. Of particular concern is the <br /> floodlight mounted on the south end of the west storage building <br /> . and directed to the southeast toward the mobile home park. The <br /> applicant should eliminate or relocate that floodlight to prevent <br /> such problems. <br /> CONCLUSIONS: <br /> 1. The proposed site development plan represents significant improvements <br /> to the appearance and function of the lumberyard. <br /> 2. On the basis of our site analysis, the following variances are <br /> considered acceptable: <br /> a. Fifty-foot setback variance at west property line (50 feet <br /> required, 0 feet proposed). <br /> b. Fifty-foot setback variance at north property line (50 feet <br /> required, 0 feet proposed). <br /> The unique relationship to adjacent highways in terms of distance <br /> and grade differential is the justification for these variances. <br /> 3. A standard 20-foot setback should be maintained for the parking lot <br /> adjacent to Highway 10. If the location of existing buildings <br /> makes that impossible, a reduced setback of no less than 10 feet <br /> would be acceptable. <br /> . 4. A setback of 20 to 25 feet should be provided for the new storage <br /> building adjacent to Highway 10. <br /> 5. Screen fencing should be provided at the north and south ends of <br /> the site where buildings do not block views into the site. <br /> 6. Floodlights directed toward the adjacent residences should be <br /> eliminated or relocated.
