4. I have some concern about potential glare and visibility of light
sources at the south end of the site. Of particular concern is the
floodlight mounted on the south end of the west storage building
. and directed to the southeast toward the mobile home park. The
applicant should eliminate or relocate that floodlight to prevent
such problems.
CONCLUSIONS:
1. The proposed site development plan represents significant improvements
to the appearance and function of the lumberyard.
2. On the basis of our site analysis, the following variances are
considered acceptable:
a. Fifty-foot setback variance at west property line (50 feet
required, 0 feet proposed).
b. Fifty-foot setback variance at north property line (50 feet
required, 0 feet proposed).
The unique relationship to adjacent highways in terms of distance
and grade differential is the justification for these variances.
3. A standard 20-foot setback should be maintained for the parking lot
adjacent to Highway 10. If the location of existing buildings
makes that impossible, a reduced setback of no less than 10 feet
would be acceptable.
. 4. A setback of 20 to 25 feet should be provided for the new storage
building adjacent to Highway 10.
5. Screen fencing should be provided at the north and south ends of
the site where buildings do not block views into the site.
6. Floodlights directed toward the adjacent residences should be
eliminated or relocated. The City should, as a condition of
approval. retain the right to require re-orientation of light
fixtures if light sources or glare are directly visible from
adjacent roadways or adjacent properties.
.
11QQo CASE #87-08
PAGE THREE
