Robert Curtis called the meeting to order at 7:30 p.m. <br /> ROLL CALL <br /> Present: Chairman Robert Curtis, Peter Martin, Calvin Meury. <br /> Scott Petersen, Paul Malone and Dorothy Zehm. Member <br /> Gary Thorn arrived at 7:35 p.m. . <br /> Absent: Thomas Babcook, Maurice Johnson and Rick Savage. <br /> Also Present: Councilmember Jeanne Winiecki, Planner Orlyn Miller and <br /> Deputy Clerk Catherine Iago. <br /> APPROVE MINUTES Moved by Petersen, seconded by Malone. that the Minutes <br /> of May 6, 1987,.be approved as submitted. Motion <br /> carried. (6-0) <br /> CASE 1/87-l7; FRONT Planner Miller reviewed his report of 5-27-87 and <br /> SETBACK VARIANCE, referred Commission members to the Board of Appeals <br /> ll36 HUNTERS COURT Minutes of 5/2l/87, recommending approval of the <br /> requested variance. <br /> Miller explained the subject house has an existing small roofed porch at the <br /> front entrance and the applicants are proposing to enclose the open porch for <br /> reasons explained in their letter dated 5/8187. The enclosure will extend to <br /> within 35 feet of the front lot line, and a 40 foot setback is required; a <br /> setback variance of 5 feet is requested. <br /> . The Planner commented that the options for improving the entry area without the <br /> variance are very limited. H~ advised that the subject house is located on a <br /> curved street and the front setback is not visually as rigid as it often is <br /> along straight streets. Miller noted that there is no apparent hardship related <br /> directly to the land; therefore he suggested if ~he Commission favors the <br /> variance, justification would have to relate to the placement of the house on <br /> the lot and the fact that no reasonable alternatives exist for an enclosed <br /> entrance. <br /> Mrs. Dailey. applicant, stated that they had talked to several contractors who <br /> advised there is no other way to enlarge the entrance area because of the <br /> stairs at the entrance to the home. <br /> Petersen asked if this area was considered part of the Hunters Park Homeowners <br /> Association. <br /> Mrs. Daily advised it is not, these are all single family residential lots. <br /> Chairman Curtis read a letter signed by eight neighbors on Hunters Court, <br /> submitted by Mrs. Dailey this evening, stating they had been informed of the <br /> proposed enlargement of the entrance and that they have no objection to the <br /> variance as requested. <br /> Moved by Petersen, seconded by Meury. that Commission <br /> recommend to Council approval of Case 1/87-l7. Front Setback Variance, ll36 <br /> . Hunters Court, Dailey, for construction of an entry-way; based on the limited <br /> options for expansion due to the placement of the home on the lot and the <br /> constraints of the existing interior floor plan and that the proposed enclosure <br /> would enhance the appearance of the home. Motion carried unanimously. (7-0) <br />
