Miller, Planner
Subj ect: Case #87-22 n. plaza bldg" ste. 220
Amended site plan review for Perkins restaurant 5217 wayzata blvd.
at Red Fox Road and Lexington Avenue minneapolis, mn 55416
Applicant: Perkins/Construction 70 6125447576
Date: June 26, 1987
The applicant is proposing to convert the Town Crier restaurant to a
Perkins restaurant. This conversion will include interior remodeling;
construction of additions for a new entrance, a solarium dining area,
and food storage facilities; and an exterior face-lift. Expansion of
the parking lot is also proposed. Because of the degree of modifications
to the building and site, approval of the amended site and building
plans is required.
ORDINANCE COMPLIANCE:
Required/Permitted Proposed
Buil ding height 35' 18'
. Building coverage 40% 8%
Site coverage 75% 70%
Setbacks - Front 50' 96'
Side 20' 44'
Rear 20' 66'
Parking 55* 76
*Based on 1 space per each 3 seats
COMMENTS:
l. The additions to the east and west side will encroach upon existing
driveways. On the east, the driveway will simply be narrowed from
approximately 26 feet wide to 23 feet. This width is considered
adequate. On the west side, the building expansion will cause the
elimination of approximately 13 parking spaces in order to provide
adequate circulation space. The 27-foot-wide driveway is also
considered adequate. I recommend that the driveway be posted as a
no parking area to prevent potential congestion in this area.
Also, curving the driveway to separate and protect the parking
spaces near the southwest corner of the site would be desirable.
2. To replace lost parking spaces and to provide for expanded seating
capacity, additional parking spaces are proposed at the rear
(north) of the site. A total of 76 spaces are proposed for a
. seating capacity of 165 persons, This provides a parking to
seating ratio of 1 space per 2.2 seats. The ordinance requires I
space per 3 seats.
planning' landscape architecture
