Miller, Planner <br /> Subj ect: Case #87-22 n. plaza bldg" ste. 220 <br /> Amended site plan review for Perkins restaurant 5217 wayzata blvd. <br /> at Red Fox Road and Lexington Avenue minneapolis, mn 55416 <br /> Applicant: Perkins/Construction 70 6125447576 <br /> Date: June 26, 1987 <br /> The applicant is proposing to convert the Town Crier restaurant to a <br /> Perkins restaurant. This conversion will include interior remodeling; <br /> construction of additions for a new entrance, a solarium dining area, <br /> and food storage facilities; and an exterior face-lift. Expansion of <br /> the parking lot is also proposed. Because of the degree of modifications <br /> to the building and site, approval of the amended site and building <br /> plans is required. <br /> ORDINANCE COMPLIANCE: <br /> Required/Permitted Proposed <br /> Buil ding height 35' 18' <br /> . The additions to the east and west side will encroach upon existing <br /> driveways. On the east, the driveway will simply be narrowed from <br /> approximately 26 feet wide to 23 feet. This width is considered <br /> adequate. On the west side, the building expansion will cause the <br /> elimination of approximately 13 parking spaces in order to provide <br /> adequate circulation space. The 27-foot-wide driveway is also <br /> considered adequate. I recommend that the driveway be posted as a <br /> no parking area to prevent potential congestion in this area. <br /> Also, curving the driveway to separate and protect the parking <br /> spaces near the southwest corner of the site would be desirable. <br /> 2. To replace lost parking spaces and to provide for expanded seating <br /> capacity, additional parking spaces are proposed at the rear <br /> (north) of the site. A total of 76 spaces are proposed for a <br /> . seating capacity of 165 persons, This provides a parking to <br /> seating ratio of 1 space per 2.2 seats.
