. 3, Expansion of the parking lot will eliminate existing trees at the
north corner and along the northeast boundary of the site. The
building additions will also eliminate some mature landscaping at
the perimeter of the building. No landscaping plan has been
submitted for replacing plant materials. I recommend that a plan
be submitted which will provide landscaping comparable to that
which exists on the site. Where feasible, relocation of existing
trees is recommended.
4. The trash storage area will be moved from the north side of the
building to the southwest corner. The plan shows a fenced enclosure,
but no details are provided. Complete enclosure of the trash
storage area--all four sides--should be required in this location.
5. No signage is shown on the site plan, It is assumed that the
existing pylon sign will be replaced with a Perkins sign. The
applicant should be reminded that all signage, including flags,
must conform to the City's sign ordinance and will require adminis-
trative review for ordinance compliance.
CONCLUS IONS:
1. The proposed building and parking expansion comply with ordinance
requirements regarding setbacks and site coverage.
. 2. Based upon a seating capacity of 165 persons, the parking spaces
proposed exceed the ordinance requirement for restaurant parking.
3. Approval of the site and building plans should be conditioned upon:
a. The submission of an acceptable plan for restoring the site
landscaping.
b, Complete enclosure of the trash storage area.
.
TIQOo CASE #87-22
__u________u_
